A self build modular home UK plot owners can erect themselves: the factory makes the closed-panel shell and delivers it with cladding fitted, together with the windows and external doors, and you or your builder take it from there. Same house, same factory as our assembled and finished options.

What arrives, and what stays with you

The factory-built house arrives on site: structural panel kit, external cladding fitted at the factory, roof covering where the model allows, windows and external doors. Delivery to Greater London included. Foundation, unloading and assembly are yours. Floor cassettes not included.

The A-Frame, built by your own team

The A-Frame is priced on its own ladder in the 2026 price guide. Its first option, House kit, delivered, is £87,000: Panels, roof, cladding, windows and doors delivered to your plot on three lorries. Your team erects it. £1,215/m². Same building, same factory, same specification. The only difference is where our work stops and yours begins. Building on a concrete slab? The kit without floor cassettes is from £78,900, a saving of £8,100.

With this option you will be arranging most of these yourself.

Land and planning

  • Land purchase, legal fees, stamp duty
  • Planning application, pre-application advice, planning consultants

Mortgages for a factory-made shell

BOPAS accreditation is what makes a modular home mortgageable. It is the scheme lenders, valuers and warranty providers look to for independent evidence that an offsite-built house will still be performing in sixty years.

Common questions

Do I need to prepare a foundation before you deliver?

Yes. Foundations are required before delivery. For Base contracts, the client is responsible for groundworks. For Turnkey contracts, we can include foundation and groundworks within the scope. This is typically discussed at the quotation stage.

Can I add services to a Base contract separately?

Yes. We can provide individual services such as electrical installation, plumbing or internal joinery as separately priced additions to a Base contract. Speak to us at quotation stage.

Can I adapt a standard design to suit my site?

Yes. Most of our standard models can be modified in size, layout, external finish and internal specification. We review your site and plot constraints before recommending the most suitable approach.

Do residential homes require full planning permission?

Yes. However, we can provide planning support and work with your architect or planning consultant if required.

Is finance available?

We do not arrange finance directly, but can recommend specialist providers for self-build and garden room finance.
