Every house with a published Shell delivered price can be bought as a self-build shell. The table lists them with the internal area the pricing sheet quotes; prices are from, excl. VAT.

The A-Frame, built by your own team
The A-Frame is priced on its own ladder in the 2026 price guide. Its first option, House kit, delivered, is £87,000: Panels, roof, cladding, windows and doors delivered to your plot on three lorries. Your team erects it. £1,215/m². Same building, same factory, same specification. The only difference is where our work stops and yours begins. Building on a concrete slab? The kit without floor cassettes is from £78,900, a saving of £8,100.

VAT when you build your own home
Our prices are quoted excluding VAT. If the building is a new dwelling that you will live in, HMRC's DIY Housebuilders Scheme lets you reclaim the VAT paid on building materials, including a factory-made shell, after completion. Labour-only services for constructing a new dwelling are zero-rated and should not carry VAT in the first place.
The scheme does not cover garden rooms, annexes that are not self-contained dwellings, or professional fees, and the claim has a deadline after the completion certificate. Check the current rules on GOV.UK: VAT refunds for DIY housebuilders and confirm your own position with an accountant before relying on a refund in the budget.

Mortgages for a factory-made shell
BOPAS accreditation is what makes a modular home mortgageable. It is the scheme lenders, valuers and warranty providers look to for independent evidence that an offsite-built house will still be performing in sixty years.

Common questions
Which tasks does a self-builder take on with Shell delivered?
The foundation, unloading, erecting the panels and roof, floor cassettes, every service connection, and all internal finishes. The factory supplies the weathertight shell components with cladding, windows and external doors fitted.
What drawings come with the shell?
The panel layout and assembly specification the factory built to, the build-up schedules for walls, roof and floor, and the material specifications. Your designer uses the same documents for the Building Regulations application.
Can I switch from a kit to assembly by Trident after ordering?
Yes. The shell is identical in all three options, so Shell + Assembly can be added as a separate quotation before the panels are dispatched.
Do I pay VAT on a self-build modular home?
Prices are quoted excluding VAT. For a new dwelling you will live in, HMRC’s DIY Housebuilders Scheme refunds the VAT paid on building materials after completion; garden rooms and professional fees are outside it. Confirm your position with an accountant before relying on the refund.
