Modular homes London: delivery is in the price

Every house price in the range is a from price, excludes VAT and assumes delivery to Greater London. The Shell delivered option states it directly: The factory-built house arrives on site: structural panel kit, external cladding fitted at the factory, roof covering where the model allows, windows and external doors. Delivery to Greater London included. Foundation, unloading and assembly are yours. Floor cassettes not included.

Access and craning on a city site

Delivery logistics are assessed at the quotation stage alongside confirmation of crane requirements, vehicle access and any restrictions specific to your site. Our Kensington installation, on a tight central London site, was recorded from the wall panels going up by hand through to the finished building.

Do I need planning permission for a garden room?

Many garden rooms fall within permitted development rights and do not require a planning application, depending on their size, position and use. We recommend checking with your local planning authority. We can also provide planning guidance as part of our service.

How far do you deliver?

We deliver nationwide. Delivery logistics are assessed at the quotation stage alongside confirmation of crane requirements, vehicle access and any restrictions specific to your site.

How long does installation take?

Structural assembly for a modular home typically takes three to ten days depending on the model. Internal completion under a turnkey contract takes longer and depends on the specification agreed.

Do I need to prepare a foundation before you deliver?

Yes. Foundations are required before delivery. For Base contracts, the client is responsible for groundworks. For Turnkey contracts, we can include foundation and groundworks within the scope. This is typically discussed at the quotation stage.
