Our commitment to you
Every Trident home is designed, manufactured and installed under an independently audited quality system, and backed by clear written warranties. Trident Modular Housing Ltd (company number 14450077) is a UK modular construction company with over ten years of experience, delivering timber frame panel homes across the UK. Our building system is BOPAS accredited and our business is certified to ISO 9001:2015.
The terms below are a summary. The binding terms for your project are those in your signed contract, which always takes precedence over this page.
Terms last updated: .
Warranties and guarantees
| Building type | Structural guarantee | Finishes and workmanship |
|---|---|---|
| Garden houses, garden rooms and studios | 10 years | 12 months |
| Residential houses: bungalows, 1.5 storey and 2 storey homes | 10 years, extendable | 12 months |
All periods run from the date of practical completion.
Structural guarantee
Covers the Trident timber frame panel system: the wall, floor and roof panels and their structural connections. If a structural defect appears during the guarantee period, we investigate and repair or replace the affected elements at no cost to you.
Extended structural guarantee
For residential houses the structural guarantee can be extended beyond 10 years, subject to periodic structural inspections by Trident. The length of the extension and the inspection schedule are agreed in writing for each project. It is listed as a priced upgrade on every house page.
Finishes and workmanship
For 12 months after practical completion we put right any defect in finishes and workmanship caused by faulty materials or installation in the works we delivered. Windows, doors, roofing, sanitaryware, kitchens, heating and electrical items also carry their manufacturers’ own warranties, passed on to you in full at handover.
Mortgage lenders and new homes
Lenders usually ask for a 10-year insurance-backed structural warranty on a new dwelling. This is separate from Trident’s guarantee. Because the system is BOPAS accredited it is accepted by recognised warranty providers, and we supply the technical information and records they need. Nothing in our guarantees affects your statutory rights.
Conditions of the guarantee
- The building is maintained in line with the Trident Home User Guide and maintenance schedule, and the maintenance is recorded
- Inspections, servicing, repairs and alterations to the structure and envelope are carried out by Trident or a Trident-certified specialist
- The building is used, extended and altered strictly in line with Trident’s technology and written instructions
- Any defect is reported to us in writing promptly after it is noticed, and further damage is reasonably prevented
What the guarantees do not cover
- Fair wear and tear, and normal shrinkage or settlement of timber and finishes
- Damage from misuse, neglect, accidents or wilful damage
- Works or alterations by anyone other than Trident or a Trident-certified specialist
- Foundations, groundworks or existing structures not designed or approved by Trident
- Storm, flood, fire or other events outside our reasonable control
- Consequential losses, such as loss of rent or alternative accommodation, except where required by law
What each scope of supply includes
We always state which scope you are being quoted for, so you can compare like with like. These are the three purchase options as they appear on every house page and in the price guide.
| Scope | What is included |
|---|---|
| Shell delivered | The factory-built house arrives on site: structural panel kit, external cladding fitted at the factory, roof covering where the model allows, windows and external doors. Delivery to Greater London included. Foundation, unloading and assembly are yours. Floor cassettes not included. |
| Shell + Assembly | Everything in Option 1, plus our team unloads with crane and plant, erects the shell to weathertight condition, and commissions cladding, roof and windows into working order. Foundation still yours. Floor cassettes still excluded. |
| Turnkey base | Everything in Option 2, plus helical ground screw foundation, floor panels, plasterboard tape-and-joint and paint, LVT flooring, one standard bathroom, internal doors, staircase where applicable, basic electrics, plumbing and air-source heat pump, compliance, testing and handover. Kitchen, underfloor heating, MVHR, PV and upgraded finishes priced separately. |
Prices on the website are indicative and identify the scope they relate to. Plasterboard is always fixed on site after services are installed, never in the factory. Your proposal lists every inclusion and exclusion for your project; the standard exclusions are on the price guide. Garden buildings use their own three-step ladder, shown on each garden room page.
Quotations and pricing
- Indicative prices
- Prices on the website and in early budget estimates are indicative. They depend on size, design, specification and site conditions.
- Fixed proposals
- Once we have your drawings and site information, we issue a detailed proposal with a fixed price for the defined scope.
- Validity
- Proposals are valid for 30 days unless stated otherwise, as material and transport costs can change.
- VAT
- Prices are shown excluding VAT unless stated. VAT is charged at the applicable rate; zero-rating may apply to some new dwellings. See the self-build page.
- Provisional sums
- Where full design detail is not yet available, for example foundations or utility connections, we include clearly marked provisional sums, adjusted to actual cost once the detail is confirmed.
- Design fees
- Concept drawings and engineering for bespoke projects may be charged separately and credited against the order where agreed.
Payment terms
Payments are staged against milestones, so you pay as your home progresses.
| Share | Milestone |
|---|---|
| 10% | on contract signature |
| 40% | on approval of technical documentation |
| 30% | prior to factory dispatch |
| 20% | on completion and handover |
The exact schedule is agreed in your contract and can be adapted for larger or phased projects, including lender drawdowns. Invoices are payable within 14 days. Factory production starts once the relevant stage payment has cleared. Late payments may incur statutory interest under the Late Payment of Commercial Debts (Interest) Act 1998, where it applies.
Programme and delivery
We give you an honest programme from the start. On the typical house programme, contract to handover is 4–6 months.
- Design and approval3–4 weeks
- Factory production8–10 weeks
- Freight and customs1–2 weeks
- Erection and weathertight10–12 days
- Internal fit-out (turnkey)6–10 weeks
Delivery dates are confirmed once drawings are approved and the production payment has cleared. We tell you promptly about anything that could affect the programme. We are not responsible for delays caused by late approvals, client changes, site access restrictions, exceptional weather or events beyond our reasonable control.
Your responsibilities
Unless your contract says otherwise, you are responsible for:
- Planning permission or confirmation of permitted development, and any other statutory consents
- The Building Control application, unless we have agreed to manage it for you
- Party Wall agreements where needed
- Safe, clear access for delivery vehicles and cranes, including any road or parking permits
- Foundations ready, level and to the tolerances on our drawings, where these are outside your scope of supply
- Utility connections and any surveys your site requires
- Approving drawings and making decisions on time, so the programme is not held up
We are happy to help with any of these through our design team and trusted local partners. See the planning permission and Building Regulations guides.
Handover and aftercare

Maintenance
Following the maintenance schedule keeps your warranties valid and protects the 60-year design life: sealants, gutters, roof coverings, ventilation and external finishes.

Insurance, liability and other terms
Insurance
Trident holds public liability, employer’s liability and contract works insurance during our works on site, and our subcontractors hold equivalent cover. Certificates are available on request. Tell your own home insurer before works begin.
Ownership and risk
Panels and materials remain Trident’s property until paid for in full. Risk passes to you on delivery to site, unless we are carrying out the assembly.
Variations
Any change to the agreed scope is confirmed in writing, with its effect on price and programme, before we proceed.
Drawings and designs
Trident’s drawings, designs and technical documents remain our intellectual property. Once paid in full, you have a licence to use them to occupy, maintain and alter your home.
Cancellation
If you are a consumer and sign a contract away from our premises or online, you have a 14-day cancellation period. Design work, materials ordered or production started at your request before cancellation may be charged.
Liability
Our liability is limited as set out in your contract. Nothing limits liability for death or personal injury caused by negligence, for fraud, or your statutory rights.
Complaints and disputes
Raise any concern with us first and we will respond promptly. If we cannot resolve it together, we use mediation before any formal process. Contracts are governed by the law of England and Wales.

Warranty and aftercare: common questions
When does the 10-year structural guarantee start?
On the date of practical completion, the day we hand the building over, and it runs for ten years from there. The 12-month finishes and workmanship warranty starts on the same day.
Is the structural guarantee the same as a new-home warranty?
No. The structural guarantee is Trident’s own promise to repair or replace defective panels and connections. Lenders usually also want a 10-year insurance-backed new-home warranty on a dwelling, which is a separate policy from a warranty provider; the BOPAS accreditation is what makes the system acceptable to them.
What voids the guarantee?
Alterations to the structure or envelope by anyone other than Trident or a Trident-certified specialist, use outside our written instructions, missing or unrecorded maintenance, and defects not reported promptly. Fair wear, shrinkage, misuse and storm or flood damage were never covered.
How is a defect reported and how fast do you respond?
In writing, with photographs, to contact@tridentmodular.com. We acknowledge every report within two working days and agree the next steps within ten working days. Agreed snagging items from the handover inspection are put right at no cost.
